# The Best Time of Year to Sell a Home in Sunset Canyon

The Austin-metro "spring market" story doesn't map perfectly to Sunset Canyon. Acreage buyers behave differently than starter-home buyers, and DSISD's calendar pulls the prime window earlier than people expect.

## The prime window: late February through May

Families relocating into DSISD want to be moved and enrolled before August. That pushes **contract dates into March, April, and early May**. Listing in **late February** catches the front of that wave.

## The quiet stretch: late June through August

Texas heat is brutal, school buyers have already committed, and the Hill Country yard looks its worst. Listings sit longer and concessions creep up.

## The underrated window: September through mid-November

Buyers who missed the spring window come back motivated. Acreage shows beautifully in fall light. Less competition. Many of our cleanest deals have closed in October.

## What to avoid

Listing the week of Thanksgiving through mid-January. Showings disappear, and "days on market" starts a clock you don't want running.
