Nearby amenities
HEB Plus, Home Depot, Target, and the bulk of everyday shopping sit 10 minutes east at the 290/Nutty Brown intersection. Downtown Dripping Springs (Mercer Street) has the local coffee, independent restaurants, and weekly farmers market. The 290 corridor between you and town is the densest concentration of Hill Country wineries and distilleries in Texas.
Infrastructure realities
Most Sunset Canyon homes run on private well and septic. That is not a problem — but it is homework. Request well logs, recent flow tests, septic inspection records, and the propane tank ownership/lease status before closing. Internet is fiber via several providers on most streets now, but verify by address.

- Exact DSISD campus assignment by address (rezoning happens).
- Well flow test, septic inspection, propane status.
- Survey + buildable area if you plan to add a pool, casita, or shop.
- HOA covenant restrictions on outbuildings, livestock, and short-term rentals.
- Floodplain / drainage on lots that step into the canyon.
